nextstep Board Meeting Agenda, Featured News, Village News ZONING BOARD OF APPEALS PUBLIC HEARING NOTICE The public hearing continuation for Daughters of Charities Ministries of St Vincent DePaul, and the Vertical Bridge Development will be taking place in person, Thursday, March 24th, 2022, at 6.00 P.M. located at 250 Broadway, in the Village Hall, on the second floor. Daughters of Charities Ministries of St Vincent DePaul are applying for Use and Area Variances for the proposed project for development of Independent, Assisted Living and Memory Care units. Daughters of Charities Ministries, located at 98 Menand Road, is in an “R” Zone. Chapter 169 Schedule “A” does not list this proposed development as a “Principal Use Permitted by Right” or a “Use Permitted by Special Permit”; therefore, it is not allowed in an “R” Zone. Also, Chapter 169 Schedule “B” stated in an “R” Zone the maximum building height is 35’ and the number of stories is 2 ½; the primary building height is 79’ and exceeds 2 ½ stories tall. Vertical Bridge Development LLC/Co-Applicant Cellco Partnership d. b. a. Verizon Wireless has proposed a “Vertical Bridge” (cell phone tower) 15 Elmwood Road Extension A.K.A. 381 Broadway zoned in the Broadway Business District (BBD) are applying for a Use Variance for this proposed project. The Village Schedule of Use Regulations, Chapter 169, Schedule “A” does not recognize the proposed tower as a “principal use permitted by right or a use permitted by special permit”.
